Job Description

The role:

The Estates Department facilitate the delivery of uninterrupted quality healthcare by providing a 24 hour, 7 day a week safe comfortable & statutory compliant built environment which supports the effective provision of high quality clinical care for our patients.

This is achieved by maintaining and delivering an effective Planned Preventive Maintenance programme and reactive repair service as well as executing installation and commissioning works of critical plant and equipment to support the delivery of all clinical services.

The Department also provide an integral contribution to the continual management & control of Health Associated Infection with respect to the built environment, in compliance with national HAI SCRIBE, Health Environment Inspectorate (HEI) & Healthcare Associated Infections Task Force audits and Facilities Management Tool (FMT).

Along with providing technical support & expert guidance in the design and implementation of clinical service developments, including development support in the writing of specification & preparation of tender documents through to awarding contracts, planning & organising the projects.

Duration, Location, and Working Pattern:

Permanent, Full time

Base location – Gartnavel General Hospital

Shift Pattern – Monday -Thursday 08.00 to 16.00hrs, Friday 08.00 to 15.30hrs

Key responsibilities Core Responsibilities

  • Ensure a safe, comfortable environment for clinical care through effective maintenance and problem solving.
  • Diagnose issues, determine solutions, and implement corrective actions to minimise disruption to patient services.
  • Install, commission, maintain, and repair a wide range of building services, including electrical systems, HVAC, heating, water, steam, fire alarms, nurse call systems, and pneumatic tube systems.
  • Maintain and support production services such as laundry, decontamination, and catering equipment, including boilers, sterilisers, washers, ovens, conveyors, and PLC controlled systems.
  • Carry out planned preventative maintenance, record work, and ensure compliance with statutory and manufacturer standards.
  • Operate and interpret Building Management Systems (BMS) to monitor environmental conditions and detect early faults.
  • Maintain and commission patient related equipment such as sterilisers, washer disinfectors, operating theatre equipment, dental chairs, and medical gas systems.
  • Measure, plan, and prepare for new installations, including material estimation and route planning.
  • Serve as a trained member of the Fire Response Team, supporting evacuations and emergency procedures.

Mechanical Duties

  • Inspect plant and equipment for safety and maintenance needs.
  • Work on pressurised systems (steam, compressed air, hydraulics) in line with statutory regulations.
  • Support statutory inspections for boilers, pressure vessels, lifting equipment, and safety valves.
  • Act as a competent person for Medical Gas Pipeline Systems, including oxygen, nitrous oxide, vacuum, and medical air plant.
  • Maintain gas outlets, regulators, and bed head units while coordinating with clinical staff.
  • Test and maintain laminar flow and safety cabinets in specialist labs.

Electrical Duties

  • Perform electrical maintenance in compliance with Electricity at Work Regulations and NHS electrical safety codes.
  • Fault find and analyse complex control systems using calibrated instruments.
  • Inspect, test, and verify fixed wiring installations.
  • Operate and maintain emergency generators to ensure continuity of clinical services.
  • Maintain mandatory first aid competence for electrical safety.

Plumbing Duties

  • Support the water safety regime in line with Legionella control (ACOP L8) and NHS water safety standards.
  • Conduct routine water quality monitoring and inspections.
  • Ensure only approved WRAS certified fittings are used.
  • Monitor water usage to identify leaks or abnormal consumption.
  • Act as a competent person for natural gas installations, with required training and certification.

Health & Safety Duties

  • Maintain up to date training in all relevant H&S areas, including asbestos, confined spaces, working at height, and electrical first aid.
  • Follow all organisational H&S policies and safe systems of work.
  • Carry out risk assessments to protect personal safety and the safety of others.

Knowledge, training, qualifications and/or experience required to do the job:

Essential Qualifications and Experience

  • Recognised and registered EITB/CITB craft apprenticeship or equivalent, or City & Guilds trade qualification.
  • HNC/HND in a relevant trade discipline or equivalent experience.
  • Proven competence as a skilled tradesperson, with extensive building maintenance experience-ideally including work within healthcare environments.

  • Objective thinker with effective problem solving skills.
  • Good awareness of Health & Safety requirements and safe working practices.

Working Style and Physical Requirements

  • Able to work independently without supervision, often across the full NHS estate.
  • Physically capable of regular walking and working in confined spaces, at height, and on ladders, lifts, or scaffolding.
  • Expected to consistently project a professional and positive manner.

Desirable

Technical Competence

  • Able to work confidently as a competent person in specialist areas including medical gas systems, sterilizers, ventilation plant, and Legionella control.
  • Broad understanding of other engineering trades, supporting effective cross disciplinary work.
  • Sufficient computer skills to operate digital systems, record information, and support technical tasks.

Safety, Training and Compliance

  • Evidence of formal Health & Safety training, demonstrating understanding of safe systems of work and regulatory requirements.
  • Holds a current full driving licence, enabling travel across sites as required.
