6 month temp – perm role – Maintenance Supervisor
Salary £34, 254 – £42,977
To Supervise a small team of maintenance staff, 5 trades people located throughout Bute & Cowal locality – Cowal (Dunoon), Bute (Rothesay), Helensburgh & Lochside (Helensburgh VICC) of the HSCP.
- The Estates Department looks after all buildings and equipment across the service.
- Its role is to make sure everything is safe, maintained, and meets legal and NHS standards.
- The team manages 56 properties with a budget of around £3.7 million.
- There are 25 staff covering technical and support roles.
Main Responsibilities Supervision & Planning
- Manage and supervise maintenance staff and contractors.
- Plan and organise maintenance schedules (electrical, mechanical, buildings, and grounds).
- Monitor staff attendance and performance.
- Oversee small projects and repair work.
Hands-On Maintenance
- Carry out maintenance and repairs on systems such as:
- Heating, boilers, and hot water systems
- Air conditioning and ventilation
- Electrical systems and equipment
- Fire alarms, emergency lighting, and generators
- Medical and hospital equipment (beds, hoists, etc.)
- Lifts, security systems, and nurse call systems
- Respond to faults and breakdowns quickly and fix issues.
Health, Safety & Compliance
- Follow all health and safety rules and NHS policies.
- Carry out risk assessments and use permits to work safely.
- Manage legionella control (water safety checks, cleaning, monitoring).
- Keep maintenance records for audits and compliance.
Equipment & Testing
- Carry out testing (e.g. PAT testing on electrical equipment).
- Install and commission new equipment safely.
- Maintain tools, materials, and stock.
Administration & Systems
- Use systems to:
- Log and complete work orders
- Record time and materials
- Track maintenance and safety checks
- Order materials and approve spending within limits.
On-Call Duties
- Take part in an out-of-hours emergency rota to deal with urgent issues.
Decision Making
- Work independently day-to-day with general oversight from the Estates Officer.
- Prioritise and schedule work based on needs.
- Diagnose faults and decide on the best solutions.
- Order materials and define technical requirements for jobs.
Key Challenges
- Working in difficult conditions (tight spaces, heights, extreme temperatures).
- Responding to emergencies (e.g. floods, power loss, equipment failure).
- Solving complex problems with limited resources.
- Working in a busy hospital environment and dealing with sensitive situations.
Communication
You’ll regularly work with:
- Estates Managers & Supervisors – planning and decision-making
- Estates Team – coordinating daily work
- NHS Staff – arranging access and explaining work
- Contractors & Suppliers – organising jobs and materials

- Hand and power tools
- Electrical testing equipment
- Access equipment (ladders, platforms, cherry pickers)
- IT systems and maintenance software
- Vehicles and lifting equipment
